SQUARE Property Limited, Booking Terms and Conditions of holiday let apartments

 

All apartments provided are strictly non-smoking.

On confirmation of booking a 25% deposit of the full amount payable at the time of booking will be paid direct to squareproperty.co.uk
The full cost of accommodation must be settled at least 4 weeks prior to arrival. Where a reservation is made within this period full payment must be made at time of booking. Payment not received within 28 days will result in cancellation by squareproperty.co.uk, no deposit or payments will be refunded.

It is your responsibility to ensure that the apartment you reserve is suitable for your party. Please check before booking that the apartment will be suitable for you (e.g. any medical conditions, disabled access, sleeping arrangements, etc). Any changes or cancellations will be subject to the normal cancellation policy. No changes or refunds can be made on arrival and you will be liable for the full cost of accommodation booked.

Check in time 4pm; check out time 11am. If you require to be checked in or out outside of these hours this has to be negotiated with squareproperty.co.uk. Please note that guests checking in before 12am or after 11pm with be subject to a £30 charge. Arrivals between 8pm and 11pm will be subject to a £15 charge.

Errors and Omissions excepted, details and specification may be subject to change without notice.

You require to pay your damage deposit 5 days before your arrival date. It will be returned to the same card/account by 5th day after the departure.
Your credit card details can be taken on arrival as deposit for any damages incurred during your stay. Any damages/theft will be charged to your credit card .

Any additional guests staying at the apartment that were not notified at the time of reservation will be charged for.

Cancellation Policy - we require a minimum of 28 days for a cancellation. If you cancel within this period then you will be charged the full cost of the accommodation. Deposit paid is non-refundable unless another booking is taken to cover full rental.
If you fail to show up and have not notified us of a cancellation then you will be charged the full cost of the accommodation.

You will be responsible for all items in the apartment during your stay. Any damages or breakages to the apartment, it contents or in the common areas will be charged directly to you at the recommended RRP plus £25 per hour for travel / building furniture. Any costs will be deducted from the deposit or Credit / Debit card given during booking.

All sets of keys must be returned on departure. A replacement fee of £25 per set will be applied if they are not left in the apartment upon departure; security keys at £75 per key.

We reserve the right to offer you an alternative apartment of equal or better standard within the Edinburgh area should your booked apartment be unavailable for some unforseen reason at the time of your stay.

Any lost property will be held for 7 days and then will be donated to charity. Return of items will be subject to a £10 handling fee + associated postage/packaging costs.

You are advised to have your own travel insurance to cover flight delays or cancellations, curtailment, and loss of baggage, personal effects and money.

The apartments being provided are privately owned apartments in residential areas in the city centre. When entering or leaving the apartments (and whilst staying in the apartment) please do so with consideration for others and do not disturb the neighbours or give any cause for complaint. If in our reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a way as to cause or be likely to cause danger, upset or distress to any third party or damage to property, we are entitled, without prior notice, to terminate the accommodation provision. In this situation, the entire party will be required to leave the accommodation and we will have no further responsibility toward the booking party including any return travel arrangements. No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination.

We cannot accept liability or pay any compensation where the provision of the apartment or its facilities is prevented or affected by or you otherwise suffer any damage or loss due to any event which we could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, terrorist activity or actual threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire and all similar events outside our control.

The Landlord hereby agrees to let the Property and the Tenant hereby agrees to take the Property for the Rent and Term in accordance with the conditions stated within this Agreement.

ON RECEIPT OF THE DEPOSIT PAYMENT, EITHER DIRECTLY TO ‘SQUAREPROPERTY.CO.UK’ OR AN APPROVED THIRD PARTY AGENT, THIS CONSTITUTES A LEGALLY BINDING CONTRACT AS STATED ABOVE.

EXTRA NOTE - ANY TOWELS THAT ARE STAINED BY MAKEUP / FAKE TAN OR ANY OTHER PRODUCT WILL BE CHARGED TO YOUR ACCOUNT AT A COST OF £5 PER TOWEL. MISSING KEYS WILL BE CHARGED AT £20 PER SET.
